View your Rental property before you sign the lease

It is always very important to view any property before you sign a lease.  All County First Choice will not sign a lease until the property is viewed. Make sure to take pictures. Anything that needs improvement or repair make a note .Be sure to bring that up prior to the lease signing. Make sure it is noted on the lease of things to be taken care before or after you move in. Rent or security can sometimes be adjusted for things that will not be improved. So always view and ask for improvements before you sign.

Why is the housing market always changing?

Our housing market is constantly changing based on a number of varying factors.  Some of these factors include affordable housing shortfalls, increasing amount of investors, rising unemployment rates, growing cost of living, higher amounts of renters, and more.   Renters are finding that rent prices were slightly dropping not only in Florida, but across the country.  This, we can in part attribute to the pandemic.  However, now these rates continue to rise as we acclimate to the current conditions.   COVID has affected the market pretty sharply over the last few months which has caused a lot of growth in the amount of high cost rentals vs. low cost rentals.

We can see in the Zumper graph above that rental prices seemed to be almost static in 2018-2019.

Let it go! Go through your belongings and let go of the things you don’t need. Donate books you don’t read to your local library. Get rid of clothes that you know you haven’t worn for a long time. Figure out how many dishes, pots, pans, and food containers you actually use and discard the ones you don’t.

What a tenant should know before they sign the lease.

Since I have owned my property management company I have found the largest issue that tenants face when entering into a lease with a company or an individual is they don’t do their homework before they sign the lease. Most leases have an “as is” clause that say, “Resident accepts the Premises in the current “AS IS’ and in good condition.
What exactly does this mean? It means that when you sign the lease you are agreeing to take the property the way you have seen it. In other words, you have inspected the property and are agreeing that everything is fine. You are agreeing that the paint is fine, the carpet is fine, the flooring is fine, the fixtures are fine, and most of all you are happy with the cleanliness of the property. Once you sign the lease you can no longer call the property management or owner and complain because you don’t like the paint or blinds, etc. You have agreed that you are 100% happy with the condition both inside and out. Is this a trick put in to keep the owner from fixing things? NO. It is a red flag to the tenant to make sure they have gone through the property and everything is fixed before the lease is signed and you move in.
